Surgeries

We host online and in person resident surgeries to discuss Service Charges, Major Works and ongoing projects to keep Leaseholders abreast with what is going on at the building.

Client Meetings

We meet when you need it, we have found that rigid quarterly meetings come with the unwanted side effect of Agents going incognito in those intervening periods. We base our scheduled meetings around the needs of our clients and the building at the frequency you want.

Accountancy

All funds are held in dedicated client bank accounts in line with TPI standards. You can request a bank statement at any time and we provide financial reporting to clients on a monthly basis.

Health & Safety

We recognise the importance of health and fire safety in your building. We are trained on all legislation and regulations in the area and will guide you through all the requirements to bring your building up to date with compliance

Major Works

We are experts in section 20 consultation and administration and we only work with the most reputable RICS accredited Surveyors for your Major Works. All the surveyors whom we work with are accredited and entirely independent. Surveyors must be impartial when it comes to Project Management so we ensure we keep those functions separate so that we can act in your best interests.

Response Times

All emails are responded to within 48 hours and all emergency maintenance enquiries are logged the same day on our bespoke portal. All of our staff are based in the UK

Energy

We know how important energy provider selection has become in recent times, we work with a range of energy brokers to make sure you get the best advice and rates that the market has available.

24/7 Emergency Cover

We know property management is never 9-5, we have an out of hours service that is provided entirely in house with experienced Property Managers based in London. So when you call us, you can rest assured that we are working on it immediately and professionally.

Contractor Management

We vet Contractors to the highest standards, we understand the contractors we use are an extension of ourselves and therefore monitor performance constantly. We meet with all our contractors regularly to review work and analyse performance to ensure you are not only receiving quality but also value for money. We are not affiliated with any contractor and are happy to work with your existing contractors as well as tender for new ones.

What to expect on instruction

  • After you’ve made the decision to switch to Fortis, we’ll take care of everything. We will take over all liaison with your current agent and ensure a professional, thorough handover is undertaken in line with ARMA guidelines. Collectively, we have experienced over 100 handovers and know exactly what to ask for and what to expect.

  • We review your Leases in full and make sure that you’re compliant with all requirements and provide you with a full report for your records. Where there are corrections that need to be made we will explain exactly what needs to be done and take appropriate action to remedy it for you.

  • We undertake a full review of any contracts in place and will flag any areas of concern based on our extensive knowledge base. We will also review your insurances and the relevant excesses.

  • Once the handover is concluded, we agree your priorities for the period ahead. We then set this out in our shared Mission Statement and work towards those collective goals over a subsequent period, the progress of which you can see in live time via our bespoke portal.
