If you are here, then your trust in block management agencies is probably already questionable, we understand, we’ve been founded to be different.

We listened to the persistent feedback from all customers in Leasehold who are tired of the same old service level being promised and then invariably after the honeymoon, service levels drop, costs increase, your point of contact leaves the company, works aren’t done and before you know it, you’re at a meeting a year later with your agent and you’re discussing the same plans as you were 12 months prior.

Why we’re here

Prior to Fortis, our founder worked in the block management and legal sectors for over a decade and witnessed first-hand the monumental shift in responsibilities. The role of a Block Manager have grown exponentially in the last decade, but agencies still insist on using the same outdated methods of management and reporting for clients.

This has left clients feeling frustrated, with the feeling their Block Manager is either overworked, underqualified or seems disinterested in managing the building. Then inevitably the Manager ends up leaving the post and moving to another agent. All parties with an interest in the building then find themselves starting over again with no long-term progress being made.

We use technology and statistics in everything that we do. From reporting, to performance, to correspondence we set out to be proactive.

Our Approach

  • We lead from the front, upon instruction, we audit your building from the ground up. We will then report back to you and in conjunction with your priorities agree your priorities (we call it the Mission Statement). Whether it be legal compliance, major works, or just ensuring the building and gardens are in the best condition, we get it and we work with you to achieve those goals with proactive advice and action.

  • We believe in a single point of contact, not being bounced to a different department for each query you have. Our Property Managers hold in person and video call surgeries with residents on a routine basis. Giving residents the opportunity to discuss in detail their queries about the Property and upcoming Projects.

  • Talk is cheap, we know that feeling of meeting with your agent at your next catch up, and that sinking feeling that nothings been done. So we do things differently. We have a Client Portal for every building where you can check every contract, works order and document in real time. We also create bespoke working documents for Major Works to ensure your project is running smoothly and to time.

  • We provide target dates for each agreed project in the Mission Statement and for Major Works to record our compliance with you. No lip service, no excuses. Our score is there for you to see and our results speak for themselves.
